The Details
Rates quoted are for groups of up to four adults. Additional people, additional vehicles and visitors are $5.00 per night/each. Children under 5 are free. All rates include electricity, water and sewer and wireless internet. State tax is 9.325%, and Red River Lodger's Tax is 5%.
Maximum of 6 people per site.
We require 50% of your total stay as a deposit at the time the reservation is made. Cancellations made 30 days or more prior to your reservation date will be refunded minus a $50 cancellation fee. Cancelations made 14-29 days will result in a 2 night charge based on the site type you have reserved. Otherwise, your 50% deposits are NON-REFUNDABLE.
We require a $1000 deposit on all Monthly reservations for each month reserved. 1 month = 30 nights. All monthly deposits are NON-REFUNDABLE.
Black Bear Bungalow, Riverside Cabin, Water's Edge and The Road Runner Retreat will be charged $100 for cancelations made 30 days prior to arrival. Otherwise, your deposits are non-refundable for cabins.
All Holiday reservations are a 3 night minimum and deposits are NON-REFUNDABLE. All Holiday reservations must be paid in full 30 days prior to arrival date or the reservation will be canceled.
HOLIDAY RATES: 3 NIGHT MINIMUM
During Memorial Day Weekend, 4th of July Weekend, Labor Day Weekend, and Large Events. (Vino in the Valley, 8750 BBQ Music Festival and Octoberfest)
CHECK-INS ARE NOT ALLOWED AFTER 8 PM (NO EXCEPTIONS)
All visitors must register and pay in the office for access to the park. Visitors will not be allowed to drive in the park.
All campers must be manufactured units (no home made units) They must have full water,sewer and electrical hookups.
Rented campers must be checked in and parked by the guests that reserved the site. Rental companies may not make reservations and will not be allowed access to the Resort.
OFF ROAD Vehicles are NOT allowed in or out of the Resort After 10PM! PLEASE RESPECT OUR QUIET HOURS!
Pet Policy
Limit 3 pets per site.
2 pets per cabin with a one-time pet fee of $25/pet NO Cats!
This cabin has 3 bedrooms and 2 full baths. The master has a king bed with connecting full bath, bedroom two has a queen bed and bedroom three has 2 queen beds. No air conditioning, fans are provided.
Black Bear Bungalow
NO PETS, Sleeps 4 People, 3 night minimum
Up to 2 pets are welcome with a non refundable pet fee of $25 per pet.
1 Queen size bed, bunk beds for children with sleeping bags, and a sleeper sofa. $275 per night. $300 per night for Holidays and special events. Mini kitchen with small fridge and 2 burner stove. All units are non-smoking. No Air conditioning, fans are provided.
Waters Edge Cabin
Sleeps 5 people, 3 night minimum
Up to 2 pets are welcome with a non refundable pet fee of $25 per pet.
2 bedroom, 2 bath. Master has a Queen bed and private bath. 2nd bedroom has a bunk with a full and twin. $350 per night. $400 per night on Holidays or special event weekends.
Full Kitchen and large deck with grills overlooking the Red River. No air conditioning, fans are provided.
